Why South Jordan water problems start below the floor
In March 2006, rain and storms pushed groundwater up and flooded basements for a few South Jordan homeowners. KSL quoted a city building permit warning that many areas of South Jordan have ground water problems because of a seasonally high water table.
A wet basement here is not always a plumbing failure. If water appears at the wall-to-floor joint after snowmelt or a wet spring, with no pipe leaking, the source is probably the ground. Tell us on the phone, because it changes how we dry the space.
Along 1300 West and the Jordan River
The city's flood FAQ says neighborhoods along 1300 West and near the Jordan River may have high groundwater after winter precipitation. A damp basement in late winter or spring there deserves attention early.
We use moisture meters and thermal imaging cameras to find how far water has wicked into framing and drywall. Then extraction units pull standing water, and air movers and LGR dehumidifiers dry the structure. Our water mitigation work follows the published ANSI/IICRC S500 standard, and you can ask any company whether its crews do the same.
Midas Creek and flood-prone ground
According to the same city FAQ, the area around Midas Creek is the part of South Jordan most susceptible to flooding. The FAQ also says the four main canals are generally not a flood risk.
For sandbag materials, the city points residents to the Public Works yard at 10996 S Redwood Rd. For local flooding you can call the city, and Salt Lake County Flood Control handles rivers, creeks and canals. Once water is inside, our flood damage restoration crews handle the cleanup side.
Window wells, downspouts and sump pumps
The city advises residents to point downspouts away from window wells and to check sump pumps, especially near the Jordan River or in high groundwater areas. Flood risk rises April through June, then monsoon season runs July through September.
- Clear leaves and dirt from window wells before April.
- Extend downspouts so roof water lands well away from the foundation.
- Pour a bucket of water into the sump pit and confirm the pump starts and discharges.
- Test the pump again after snowmelt and before the monsoon months.
When water is spreading in South Jordan
Act in this order while you wait for help.
- If you smell gas or see water near outlets, panels or appliances, leave and call 911 or your utility first.
- Shut off the water source or the main valve if you can reach it safely.
- Turn off power to the wet areas only if you can do it from a dry spot. If not, leave it alone and call the utility.
- Lift valuables, papers and electronics onto furniture or upper floors.
- Keep people and pets out of any water that may be contaminated, such as sewer backup.
Sewer backup is different
Sewer service in South Jordan runs through Jordan Basin Improvement District.
Before we arrive
Stop the source
Close the main valve or the fixture shutoff. If the water is groundwater, note where it enters.
Stay out of risky water
Standing water near outlets or from drains may be unsafe. Keep children and pets upstairs.
Move what you can
Lift rugs, boxes and electronics. Leave heavy furniture where it is.
Take photos
Photograph the water line and damaged items for your insurer before anything is moved or removed.

Services for South Jordan homes
Because groundwater drives so many calls here, we start with emergency water removal to get standing water out fast. Next comes structural drying through water mitigation, then water damage cleanup for affected materials and belongings.
When drywall, flooring or trim has to come out, our water damage repair service rebuilds it. The EPA advises drying wet materials within 24 to 48 hours, since mold needs moisture. See all services for more.

What affects the cost
Water source
Clean supply water, groundwater and sewer backup are handled differently under S500 categories.
Area and depth
More wet square footage and saturated materials mean more equipment and drying time.
Finished or unfinished
A finished basement with carpet and drywall takes more work than bare concrete.
Sudden and accidental water damage is often covered by homeowners policies, while gradual leaks and neglect often are not. Flood is usually excluded and needs separate flood coverage, so check your policy and ask your insurer before you assume anything.
Nearby towns we also serve
South Jordan shares its sewer district with several neighbors. If your property is south of the city, our Riverton page covers that side, and our Sandy page covers homes to the east.
South Jordan utilities and who to call
The city Water Division supplies drinking water, which South Jordan buys from Jordan Valley Water Conservancy District. The city also supplies secondary irrigation water to part of town, so a broken irrigation line is a separate call from a broken house line.
Permits and inspections go through the city's Engineering and Building department at 1600 W Towne Center Drive, using the CityView portal. If your repair involves a basement finish, ask the city what applies before work begins.

Common questions
Do you cover every ZIP code in South Jordan?
We cover 84095 and 84009, the two ZIP codes whose preferred city name is South Jordan. Addresses in neighboring towns are covered on our Riverton and Herriman pages. Call (385) 988-9410 if you are unsure where your address falls.
Is emergency water removal available in South Jordan?
Yes. Emergency dispatch is available around the clock for South Jordan, including nights and weekends. Call (385) 988-9410 and describe where the water is coming from. We offer same-day response when available.
Is my basement water groundwater or a leak?
Water that appears along the wall and floor joint after snowmelt or heavy rain, with no pipe running, often points to groundwater. A wet area under a bathroom or near a water heater points to plumbing. Either way, shut off the main if you suspect a pipe, and call us so we can check with moisture meters.
Who do I call about a sewer backup in South Jordan?
Sewer is run by Jordan Basin Improvement District, not the city, so call them about the main line. Sewage is contaminated water, so keep people and pets out and call us for extraction and cleanup.
