What water damage repair means in a Draper home
Water damage repair in Draper, UT is the rebuilding that follows extraction and drying. It covers the drywall, insulation, flooring, cabinets, trim and paint that were removed or ruined while the water was being dealt with. It is a different job from the first-24-hours work described on our water mitigation page.
The order matters. Repair done on wet framing traps moisture behind new drywall, and that is how a small leak turns into a stained wall that returns in six months. A reliable repair scope starts with moisture readings that show the structure is actually dry, not just dry to the touch.
If water is still coming in, the first call is for emergency water removal. The rebuild can wait a few days. The water cannot.
How a repair scope gets decided
Every material gets one of three decisions: keep and dry, clean and sanitize, or remove and replace. The call depends on what the material is, how long it stayed wet, and whether the water was clean, gray or black under the ANSI/IICRC S500 categories. Ask any company whether its crews work to that standard.
| Material | Often kept when | Usually replaced when |
|---|---|---|
| Drywall | Wet less than a day from clean water and still firm | Sagging, bubbling, stained through, or soaked by gray or black water |
| Insulation | Closed-cell foam that can dry in place | Batt insulation that held water, or any insulation touched by sewage |
| Carpet and pad | Carpet from a clean source, extracted fast | Pad that stayed wet, or carpet from a gray or black source |
| Solid hardwood | Mild cupping that flattens as the floor dries | Buckled boards, black staining, or a wet subfloor beneath |
| Baseboard and trim | Painted solid wood that dries clean | Soaked MDF, which swells and does not return to shape |
| Cabinets | Solid face frames with dry bases | Particleboard boxes that swelled at the toe kick |
This table is a starting point, not a verdict. Moisture meters and thermal imaging decide each case, and we explain the scope and price before work starts.
Ceiling and wall water damage repair
Ceilings and walls are the most common repair we are asked about, usually after a bathroom leak upstairs, a roof leak, or a supply line that failed inside a wall. A brown ring on the ceiling means water has already passed through the drywall and insulation above it.
The repair has four parts. The wet drywall is cut back to clean, dry material, usually in a square or rectangle past the visible stain. Wet insulation is pulled out and the cavity is dried with air movers. New drywall is hung, taped and textured to match, and then the whole patch is sealed with stain-blocking primer before paint.
Skipping the primer is the shortcut that fails most often. Tannins and old stains bleed through ordinary paint within weeks. A ceiling that was sagging, or that has dark spotting, should be checked for mold before it is closed up, and the mold remediation page explains when that matters.
Hardwood floor cupping after a leak
Cupping shows up as board edges that rise higher than the centers. It usually comes from moisture reaching the underside of the board, such as a dishwasher leak, a washer valve that broke, or an air conditioner condensate line that backed up.
The fix is patience first. Floors are dried slowly with the right equipment, and many boards flatten again before anyone sands. Sanding too early cuts the high edges off a floor that is still moving, and the gaps and dips appear later. If boards have buckled off the subfloor, or the subfloor itself stayed wet, those sections are replaced and the repair is blended into the room.
What Draper homes tend to need
Draper's water damage does not all come from burst pipes. In January 2023, more than thirty homes in the Bellevue neighborhood took groundwater, with several inches of water inside, and a city spokesperson said the city storm drain system was operating without issue. That kind of loss often ends in flooring, baseboard and lower-wall repair rather than ceilings.
The August 3, 2023 monsoon storm was different. Draper's mayor declared a state of emergency, said a little over 2 inches fell in more than an hour, and homes were reported filled with mud and debris. After a mud event, repair work includes cleaning and sanitizing before anything is rebuilt, which is covered on the water damage cleanup page.
Permits are a local question. Draper takes building permits through its online portal and lists remodel, plumbing and electrical permit types, but its page does not say when one is required. Ask the city building office before you commit to a scope that moves walls or rewires outlets.
What drives the price of a repair
Water category
Clean-source repairs are simpler. Gray or black water adds removal, cleaning and disposal steps.
Area and height
A single ceiling patch and a whole basement level are different jobs. Ceiling work above stairs or in vaulted rooms adds labor.
Materials
Matching a textured ceiling, a stained hardwood or custom cabinets costs more than standard drywall and paint.
Drying days
Repair starts only after readings show the structure is dry, so longer drying delays the rebuild.
Rebuild scope
Cosmetic repair, structural repair and code-driven upgrades are priced differently.
Source of the water
A leak that is still active has to be fixed first or the repair will be repeated.
Insurance can matter here. Sudden and accidental water damage is often covered by a homeowners policy, while gradual leaks and neglect often are not, and flood damage is usually excluded and needs separate flood coverage. Check your policy and ask your insurer. We document the damage with photos and moisture readings so you have records to work from.

Where repair fits with the rest of the job
A typical sequence runs from emergency water removal to structural drying and then to repair. Homes in nearby towns follow the same order, and we cover Sandy and the rest of the south valley from the same dispatch line.

Common questions
When does repair start after a leak?
Repair starts when moisture readings show the framing and subfloor are dry and the source of the water is fixed. Starting sooner risks sealing moisture inside new drywall.
Can you match my ceiling texture?
Most common textures can be matched closely, though an exact match on older popcorn or heavily hand-troweled finishes is not always possible. Ask for a sample patch when the scope is explained.
Do I need a permit for water damage repair in Draper?
It depends on the work. Draper lists remodel, plumbing and electrical permit types on its online portal but does not state the threshold on that page, so ask the Draper building office before work that changes walls, wiring or plumbing.
Will insurance pay for the repair?
Sudden and accidental water damage is often covered, and gradual leaks often are not. Read your policy and ask your insurer. We keep photos and moisture records that help document the loss.
Do you handle repair after a mold finding?
Mold removal comes first and follows the ANSI/IICRC S520 standard. Rebuilding happens after the area is cleared. See our mold remediation page for the sequence.
