Water damage restoration

What water damage restoration in Draper, UT involves

Water damage restoration is the process of stopping water, removing it, drying the structure and contents, cleaning what was touched, and rebuilding what could not be saved. In Draper, UT it follows the published ANSI/IICRC S500 standard for water damage, and you can ask any company whether its crews work to it. We run one 24/7 emergency line for the whole process.

Most jobs start with a phone call at an awkward hour. A supply line lets go at midnight, a basement window well fills during a storm, or a ceiling starts dripping while you are at work. Same-day response is available when a crew is available, and we never promise an arrival time we cannot keep.

Water damage does not wait for a convenient time, and neither does the emergency line. Dispatch is open every day, including weekends and holidays, and the first conversation is about what to do right now.

How we work

What a visit looks like

Callers often ask for a number first. We explain the scope and how pricing is set before work starts, and we do not quote a figure over the phone for damage we have not seen. A short visit with moisture meters and thermal imaging usually answers the question of how far the water went.

Emergency first steps

If water is spreading right now

Urgency is built into every one of our pages for a reason. The steps below take a few minutes and make the restoration smaller.

Stop the source

Shut off the main valve or the fixture valve.

Mind the electricity

Turn off power to wet areas only if the panel is dry and safe to reach. If water touches outlets or the panel, call the utility or 911 first.

Lift and photograph

Move valuables off wet floors and photograph the damage for your insurer.

Keep clear

Keep children and pets out of water that came from a drain or toilet.

Call the 24/7 emergency line

Dispatch is open every day. Same-day response is available when a crew is available.

Cost factors

What shapes the price of a water damage job

No two jobs are priced alike, and a number over the phone for damage nobody has seen is a guess. These are the factors that move the price. Your estimate comes after an assessment, in writing terms you can read before work starts.

Water category

Clean, gray and black water are handled differently under ANSI/IICRC S500.

Affected area

Square footage, rooms and floor levels set how much equipment is needed.

Materials

Carpet, hardwood, drywall and concrete dry and clean differently.

Drying days

More days of equipment and monitoring add to the job.

Rebuild scope

Repair after drying can be minor or extensive.

Access

Finished basements and tight crawl spaces take longer.

Large loss or an insurance claim?

Take photos before anything is moved, keep receipts, and call your insurer early. We document moisture readings and affected areas so you have records to share. Coverage depends on your policy and the cause of the water, so read it and ask your insurer.

Insurance

Water damage and your insurance policy

Documentation for your claim

We photograph the damage, record moisture readings and list affected materials. Sudden and accidental water damage is often covered by homeowners policies, gradual leaks and neglect often are not, and flood damage is usually excluded. The Utah Insurance Department notes that flood insurance is a separate policy with a standard 30-day waiting period. Read your policy and ask your insurer.

Local conditions

Why Draper homes flood, leak and get wet

Draper sits at the base of the Wasatch Mountains, and its water problems come from the slope as well as from pipes. Corner Canyon and the hillside neighborhoods above town are where burn-scar runoff started. In August 2008 the Corner Canyon fire left a slope that prompted a flash flood warning for debris flow and about 15,000 sandbags handed out.

In June 2009 mud from the burn scar put 2 to 3 feet of water and mud into three homes near 12600 South and 2100 East. Homes below a burned slope carry that risk even when rain is modest.

Groundwater is a second problem. In January 2023 more than thirty homes in the Bellevue neighborhood took groundwater in a private drainage system, with several inches of water inside. The city said its storm drain system was working normally, so check your own sump and window wells rather than assuming the street drains will help.

Storms are the third. On August 3, 2023 Draper's mayor declared a state of emergency after a little over 2 inches of rain fell in over an hour, and homes were reported filled with mud and debris. Suncrest, Corner Canyon and the Point of the Mountain area all sit where runoff comes off a slope, so a window well that drains poorly there fills quickly.

Utilities add detail. Draper City Water provides culinary water and buys its supply from Jordan Valley Water Conservancy District. Pressurized irrigation is separate, supplied by WaterPro and Draper Irrigation Co., and it typically runs from about mid-April to mid-October, which is the season when buried-line breaks fill window wells and crawl spaces.

Mold

When water damage becomes a mold problem

The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold growth, and says mold control means moisture control. If drying slipped past that window, or there is a musty smell or dark spotting after a leak, see our mold remediation page. Health questions belong to your physician, and mold work follows the ANSI/IICRC S520 standard.

Common questions

Do you handle water damage emergencies at night or on weekends in Draper?

Yes. Dispatch answers 24/7, including nights, weekends and holidays. Same-day response is available when a crew is available, and we do not promise a specific arrival time.

How much does water damage restoration cost?

It depends on the water category, the area affected, the materials involved, the drying days and the rebuild. We explain the scope and price before work starts, after an assessment. Call (385) 988-9410 to describe the damage.

Will my insurance cover water damage in Draper?

Sudden and accidental water damage is often covered by homeowners insurance, and gradual leaks often are not. Flood damage is usually excluded and needs a separate flood policy. Check your policy and ask your insurer.

Can you help with a large loss, such as a vacant home with a long-running leak?

Yes. A large loss starts with an assessment, moisture mapping and documentation. Tell dispatch the size of the home, how long the water ran and who needs to see the records.

Do you waterproof basements?

No. Restoration repairs damage after water gets in, and waterproofing is a different trade. If a basement keeps flooding, we will say so, and you will need a waterproofing contractor.

What areas do you serve?

Draper, UT 84020 and nearby towns including Sandy, South Jordan, Riverton, Herriman and Alpine. Call dispatch if you are unsure whether your address is covered.

Damage spreading right now?

Call the 24/7 emergency line. Shut off the water first if you can reach the valve safely.
